Finding a Property

Our goal is to help you find the perfect property with minimal hassle. To begin, contact us with brief details about your needs and we will search our database for properties that meet your requirements. If you are not in a rush, we can log your details and contact you when suitable properties become availabl.

Note:

It's advisable to start looking for properties about one month before you wish to move, as popular properties tend to be viewed and reserved quickly.

Our tenancies typically require a minimum term of 6 months, which may be extended if both the landlord and tenant agree.

Property Safety and Certifications

For your safety and peace of mind, we ensure the following for all managed properties:

Gas Safe certification

for all gas appliances.

Electrical safety inspection.

Furniture fire safety certification.

Additionally, all tenancy deposits (bonds) are held in accordance with the Deposit Protection Regulations.

Viewings

Viewings will be arranged at times convenient to you, including evenings and weekends. You will be accompanied by a staff member who can answer any questions you may have and provide additional information.

Mandatory Checks Before Moving In

The following checks are mandatory before moving into the property:

Administration processing

of the application.

Tenant referencing

(current or previous employer/landlord).

Financial credit checks and Right to Rent checks

(identity, immigration, and visa confirmation).

Lodging the deposit

and providing the prescribed information.

Accompanied check-in

at the property.

Inventory review

and taking meter readings on the day of handover.

Producing a tenant pack

containing all associated documents and safety certificates.

Guarantor checks

(if applicable) including financial credit checks and preparation of agreements.

Security Deposit

A security deposit is typically required and is held in accordance with the Tenancy Deposit Protection regulations. The deposit covers any damages, breakages, or liabilities under the terms of the tenancy agreement. The deposit cannot be used to cover rent payments.
