OUR FEES AND CHARGES

LANDLORDS

Gold Package

Full Management Service:

Our initial letting and advertising set-up fee is £400.00 (No VAT) and our ongoing property management commission is only 9% (No VAT) of gross monthly rental payments, 12% (No VAT) for non-UK Landlords.

Silver Package

Letting and Rent collection Service: For landlords that are happy to carry out maintenance themselves we also offer a rent collection service. Our initial letting and advertising set-up fee is £350.00 (No VAT) and our ongoing rent collection only service is 7% (No VAT)

Bronze Package

Letting only service: Our tenant find service is a one off fee of £295.00 (No VAT). There are no other standard fees or charges for this service. No up-front charges – nothing to pay until a tenant moves in and starts paying the rent.

Additional Services (not included as part of our comprehensive packages and incur additional costs)

Notice of possession £65.00 No VAT (draft and execution of Section 21).

Rent review £24.00 No VAT (Serve section 13 Notice).

Arranging key replacement or additional keys £10.00 (No VAT).

Inventory – £125 ( No VAT)

EPC – £99

Renewal – £60  (No  VAT)

Gas Check – £65 (No VAT)

EICR – £145  (No VAT)

Non-Residential Tax Submission  – £40  (No VAT)

Floorplan – £99 + VAT (No VAT)

TENANTS

All Charges in line with Tenant Fees Act 2019

Novation of a Contract/Change of Sharer – £200  (No VAT)
Additional Tenant to a HMO Contract – £50 (No  VAT)
Relet Fees – £400 (No VAT)
Holding Deposit – Maximum 1 Weeks Rent
Tenancy Deposit – Maximum 5 Weeks Rent
Loss of Keys – Cost for recovery only, based on the price of the key.
Late Rent Charges – The Tenant shall pay interest at the rate of 3% above The Bank of England’s base rate on any rent lawfully due that is paid more than 14 days after the date on which it became due.

The interest will be payable from the date the rent should have been paid until the date the rent is actually paid.

Our Sales services includes Market valuation, preparing property for viewings, marketing the property including floor plan, providing an Energy Performance Certificate (EPC), Viewings of property, receiving offers, Instructing Solicitors, Legal work, Progressing the sale, Exchange of Contracts, Completion of sale.

NO SALE NO FEE NO VAT

1% of sale price on completion. 1.5% of sale price on instructing other Agents.
